Prague Seeks Airbnb Regulation to Address Resident Concerns

Prague 1 officials are asking the Czech government for greater authority to regulate short-term rentals like Airbnb, responding to resident complaints about noise and unregistered properties. The district wants to be able to identify property owners, verify legal compliance, and ensure payment of visitor fees.

A local referendum in October 2025 showed 72 percent of voters support restrictions on rentals in residential buildings. Currently, municipalities can charge up to CZK 50 per person per night in accommodation fees, but Prague 1 seeks the ability to adjust fees to a range of zero to CZK 200.

The district is also looking to Croatia’s system, which requires accommodation providers to obtain a registration number, as a potential model. The goal is not to eliminate short-term rentals, but to create a clearer regulatory framework and address lost revenue.
